The
designation of Seniors Real Estate Specialist
is awarded to only a very small
percentage of real estate agents. The designation indicates that
the real estate agent has been trained in the specialized needs
of seniors. I am proud to hold the designation of Seniors Real
Estate Specialist.
Any real estate agent that has a license can
sell a home to a senior or sell their home. Many seniors,
however, have needs and requirements that most real estate
agents are not aware of. The first is the one that almost every
real estate agent will avoid. It is simply should the senior
sell or buy at this time. This is why I have developed this web
site. Seniors have choices.
One of them is to stay where they are most
comfortable. The first step in helping a senior buy or sell a
home is to determine if the senior really needs to buy or sell.
Real estate agents are trained to look at buying and selling
homes from a financial point of view. Can you afford to buy? Can
you afford to sell? I look at it from a Wants and Needs point of
view. If you really do not want to move their are many potential
solutions. In home assistance to help with chores. A reverse
mortgage to help with finances. Meals on Wheels to help with
nutrition. These and hundreds of others may be available to
solve the real reason a senior thinks they want to move.
If moving is the right answer a real estate
agent needs to be in-tune with the seniors needs. My husband
tells the story of a sale that took place in the real estate
office he was managing years ago. An agent in his office sold a
home that was listed by another broker that was owned by an
elderly lady who was an ex-nurse. The sale went smooth and on
the day the buyer was supposed to move in the lady was still in
the home. No one told her that she had to move. The real estate
knew that she was in fact going to move in with family. The real
estate agent never inquired as to which family member she was
moving in with. Never inquired how she was going to move. If she
had contacted the family member. If she had made arrangements to
move, etc.
Many seniors need no help at all. List the
home....sell the home....tell me when I need to be out of the
home. Many, however, need help in determining where to move, how
to move, how to par down their years of collections and how to
coordinate the hundreds of details involved in a move. There is
also property tax and capital gains tax consequences involved.
Selling a home the wrong way or at the wrong time could cost
seniors thousands of dollars in unnecessary taxes. They may also
need help in finding organizations that can provide assistance
for their particular needs. Many seniors will also need help in
staging their home for sale. If you are a senior. If you are

When you get ready to place your home
on the market for sale
it becomes a product. Similar to a product
on the shelf at your local store, the product has features and
benefits as well as pluses and minuses, and competition. To
compete with the competition in the marketplace you must be
priced right and look better than the other products. Your home
is no different, it is one of many homes for sale and you must
present it, to the buyers, in the best possible light.
Staging is the process of preparing any home for sale,
regardless of price or location. Using a proven, professional
set of guidelines your house is reviewed for compliance with
preset standards, and any necessary modifications are made. Once
your house meets these criteria, a Staged Home Certificate will
be issued and your home will be registered as a Staged Home.
This entitles your home to a special marketing program developed
to promote those homes which have been designated as Staged
Homes.
